Trading in Real Estate
This is another form of taking advantage of “Timing” in Real Estate, except the timing is not in reference to the market going up in value over time, because usually I hold these properties for less than 4 months. The "Timing" I look for in finding my flips is Timing of PAIN. I always look for a motivated seller who is in PAIN. PAIN can be a divorce, time for significant repairs to a house, seller unfamiliar with market, Job loss, Death in a family, job transfer, personal crisis, cash crunch, or many, many other factors.
Everyone is in PAIN at one time or another in life, so I focus all of my efforts in finding people in a lot of PAIN, and then try to alleviate as much PAIN for the seller as possible.
Now, looking for these situations can be a full time JOB.unless you understand the rules of the game. I spend less than 10 hours a month on all activities associated with TRADING, yet average 3-4 deals a month. Here are some tips.
The top 10 skills required when flipping properties are:
- Ability to find PAIN.. I have 5 Realtors who know exactly what type of properties I will consider and how much profit is on the table.
- Money... I have the resources to close on deals very quickly due to having cash at my disposal. I can raise cash quickly if needed. Remember money will find a good deal.
- A partner... He takes care of all the headaches associated with Flipping properties. I do not do any work, except find the deals (they almost always find me) and finance. He only co-ordinates the jobs, and trades.
- Do not run a daycare... Most traders have horror stories about hiring good contractors. With one call, all of our worries are taken care by a business specializing in ALL necessary renovations. Why find 10 contractors for one house when one company can do it all?
- Many bankers at my disposal... If one says NO, I talk to another. Use them against each other, but do not appear desperate.
- Private money... If number 5 fails, it is best to have a backup plan.
- Sophisticated private investors... They understand ROI and do not need to “see the deal” to invest.
- Professionals who find additional deals... Other Real Estate investors, lawyers, mortgage brokers, bankers, bird dogs, Appraisers, FSBO insiders, etc.
- Systems... Only set this up as a Business that you can call a true “B.” Read Robert Kiyosaki's CASHFLOW® Quadrants book for details on a “B.”
- Ability to calculate ROI very quickly... Speed is the name of the game when you find a deal with a lot of PAIN. Know the rules and act quickly.
