Learn from others and give back to others
Back in the fall of 2003, I was so proud to have received my Certified Managment Accountant designation. I found a great job working for a multi-billion dollar corporation as a financial accountant and things were going very well. I was working an average of 12 hours a day, but I was climbing the corporate ladder. My parents taught me that the harder I worked, the better the opportunities I would get for advancement.
After three months of working hard, my manager told me there was a chance head office would be laying off all the Vancouver staff. He told me this could happen in three to six months - a story I kept hearing over and over again.
On April 6, 2004 I celebrated my 34th birthday and wished to never have to live my life without job security. That day I decided I was making a change and began searching the Internet for websites with money making and wealth related topics. I found a free three day seminar and registered to attend. I learned different ways to earn passive income, but each speaker would close with special offers, selling $3000+ courses to learn how to generate passive income. My mind went crazy! What? I have to pay at least $3000 to take another course and there is no guarantee that I'll be rich!
I didn't buy into that idea. I kept searching the Internet and Robert Kiyosaki's Rich Dad website caught my eye. There was a link to Canadian adviser, Fast Track to Cash Flow and there was so much free stuff on this website. I registered to attend a weekend seminar right away and I read five Rich Dad books.
I learned so much just by reading these books and in these books Robert Kiyosaki recommended playing the CASHFLOW 101 game with other people. I took his advice and found a local group who organized the game on a regular basis. The first time I tried the board game, I discovered that I was very conservative. I had all this paper money sitting on the table doing nothing. Then I learned how to manage good debt and bad debt through the game. As a professional accountant, it took me a while to understand that it's okay to borrow money with even a 10% interest rate as long as the investment is safe and profitable.
At my first Fast Track to Cash Flow event, I met Darren Weeks. I learned so much from him. I loved the way he presented investment knowledge in such a way as to make it understandable. I discovered that even average people like me can get out of the Rat Race! On the second day of the seminar, we had the opportunity to play the CASHFLOW 101 game. I managed to get out of the Rat Race by buying properties and I helped other people at my table to get out of the Rat Race too. I met two women with similar goals and we decided to meet regularly and even purchased our first revenue property together.
On August 13, 2004, we closed our first deal: a one bedroom condo on Vancouver Island generating $1 positive cash flow every month. This joint venture deal helped me learn a lot about real estate investing. I was working full time and most of my spare time was spent talking to realtors, doing research, learning the real estate market and networking with people. I found it very difficult to find positive cash flow generating properties in Vancouver. Part of me was excited; part of me was worried. I knew there was something missing in the whole picture. I often found myself questioning whether I was on the right track and how I could move to the next level.
Darren Weeks came back to Vancouver in October 2004 and this time he introduced a woman to the group named July Ono. My joint venture partners and I decided to interview July and we finally met her in February 2005. After that meeting, I wanted to approach July and ask her to be my mentor, but I felt too embarrassed to approach her. I assumed that rich and famous people would have no time for me and I really didn't want to reveal how desperate I was at the time.
In June 2005, Darren Weeks was back in Vancouver and this time I told Darren that I was very interested in the Edmonton market. I asked for a referral from him and he told me that Edmonton was a great place to invest and he referred me to his realtor Rosanna Mazzuca.
I called Rosanna the day before I went to Edmonton. That was July 1st, the long weekend. Rosanna told me that because Darren had referred me, she was willing to postpone her family vacation to meet me. Wow! This was the first time in my life that a realtor took me seriously. I didn't purchase anything on my first trip to Edmonton because I didn't really know what I was looking for. But, I quickly developed a good relationship with Rosanna and she helped me build a power team including a lawyer, mortgage broker, inspector and property manager. For the next couple of months, I bought an average of one property per month. Each property generated handsome positive cash flow every month. On top of that, each property increased in value on a monthly basis. For the last nine months, each property has appreciated 30% - 40%!
I finally got the nerve to approach July Ono. I asked her if she would be willing to mentor me. July is a big believer in networking. (She is Vancouver's Network Queen and you can read about her success story at www.onthebeacheducation.com). She taught me how to keep in contact with people by sending them monthly newsletters. At first I didn't really understand the power of networking, but because I wanted to learn from a multi-millionaire, I did whatever she told me. So, I had my e-newsletter sent out to my network. At that time I had only 50 people in my database. In just a year, I built it up to over 700 people. I received e-mails every month from my database saying that they were willing to be my Joint Venture partners. They wanted to invest with me!
I used My WealthyHome e-newsletter to keep in contact with all of my friends. I have lots of people who are interested in investing in Edmonton and I refer them to my realtor Rosanna and to my power team members without any referral fee. I realized that by helping others, I was building my priceless relationship with my power team. Relationships like this cannot be measured by money.
In February 2006, I attended another Fast Track event and at this event Darren gave me the opportunity to share my success story in front of the group. I made over 50 new connections that evening. Of these 50 people, 20 of them are Action Takers. They approached me and asked to be mentored by me. I truly have passion to help others get started; therefore I decided it was time to give back. I have been mentoring this group on a monthly basis and I'm finding it really fun to enroll others in my vision.
In March 2006, I quit my full time job. I wanted to get out of the Rat Race and become a full time real estate investor. In addition, I started my own accounting business. This was so exciting! Finally, I didn't have to work for other people and I have full control of my own time. A month later, my mentor July Ono asked me to be her business partner. She was planning to launch the Real Estate Network Group (RENG) in September 2006 to help as many people as possible to quit their full time job and live their passion. It took me a while to truly believe that she wanted me to be her partner. In the last two months, we have had over 40 people sign up to be RENG members. July and I have been meeting on a weekly basis to design this special program.
This has been a wonderful journey for me. Darren Weeks has made a huge impact on me since I met him that day in June 2004. Darren's influence helped me get out of the Rat Race in less than two years. (Oh! By the way, I used Darren's resignation letter from the www.fasttracktocashflow.com website.) I also met two great women: Rosanna Mazzuca and July Ono. They believed in me even before I believed in myself. I have met so many people just like me who have a dream and want to live their life differently. Now I can help them or at least inspire them to find their passion. I know that I am going to continue sharing my dreams and my success with as many people as possible. And I know this is part of my life mission: to learn from others and give back to others.
