Jumping in with both feet
I want to say thank you for hosting such great seminars in Winnipeg. I remember vividly the first seminar I attended in February of 2004.
My husband and I had been interested in purchasing some rental property for quite some time, but we were worried about the risk. In December 2003 we went to look at an 11 suite apartment building near our business. We liked the building but the owner said we had to buy it together with another 11 suite apartment building he was selling. After looking at the financial statements for both buildings we decided to make an offer and very quickly went from owning no rental property to owning 22 suites!
Talk about jumping in with both feet. We had to learn a lot very, very quickly, which also made us very nervous. Then I attended your seminar and realized that we had done the right thing. The numbers made sense. We had a small amount of positive cash flow from each building and we were building equity.
We also managed to do this without using any of our own money. We leveraged the equity position in our home, thereby changing it from a liability to an asset.
Since then, we have purchased 16 more suites and again without using any of our own money. I’ve heard a lot about buy and hold strategies at your seminars, but I think Winnipeg may be at the top of a Real Estate bubble. So, we have recently sold 27 of our suites. We’re very happy with our return on investment and still have 11 suites that are producing positive cash flow.
Looking back I’m amazed what we have learned and experienced over the past three years. I highly recommend real estate to people all the time and try to explain how there is very little risk involved if you do the necessary due diligence and the numbers make sense.
My message to you is thank you for bringing Canadian information to us and for providing positive re-enforcement for what we already knew was the right thing to do.

P.S. I just got the Fast Track Inner Circle postcard from Costa Rico. It’s nice to see that Dave is relaxing in the sun. This almost made me jealous, but we’re heading to the Dominican Republic at the end of the month to look at rental property. Maybe we’ll be out of the Rat Race soon and be able to relax more often. Always have a goal!
