Simple Advice
Last year, my husband and I owned three properties and then we attended a Fast Track to Cash Flow event with some friends. As I am writing this we now own nine doors! We’ve acquired six doors in one year – WOW! Why the big change? We took Darren’s advice that you need to give first before receiving.
The day after the event Joe and I called my parents and asked if we could take them out for dinner. During dinner we asked them how they do it because they own 24 properties. Their advice was simple – use the equity in your personal home to buy more properties. Some people use this equity to buy “toys” like cars and boats, but these are liabilities, not assets. We did this, so PLEASE learn from our mistakes! Resist the urge to spend the money in ways that will impact your ability to become financially free.
We accessed all of the equity in our two houses (the bank will ask you how much you want – TAKE ALL THEY’LL GIVE YOU!). Then I started researching rental properties and found a four-plex, which I looked at with my Dad. We ran the numbers to see if the rent would offset the expenses on the property and realized that we would have to feed it a little each month. So, I got two of our investors onboard and bought the property. We then converted them to condos so we could sell the units individually to help fill the need for low income housing in the area. Now two out of our four renters will soon be homeowners!
What makes us the happiest is that we have helped filled a need in the market, while still making money. Here’s how the numbers worked: each investor contributed $40,000 and in less than a year and a half they will have made well over double their money!
