A Real Estate Success Story

My name is Tony Peters and I'm writing this letter as a special "thank you" to Darren Weeks and the entire Fast Track to Cash Flow Team!

I've achieved huge success since attending Darren's courses and events, and would like to share a small piece of my success story in the hopes that I may inspire others to TAKE ACTION!

In early 2003, I attended my very first Cash Flow event. I hadn't read any of Robert Kiyosaki's books, so didn't really know what to expect. Well, I came out of that event, purchased the Rich Dad Poor Dad book and started to read. I couldn't put that book down! As soon as I finished, I marched right down to the local book store to find the next one in the series: Rich Dad's Cashflow Quadrant. As I read this book, I quickly figured out where I was.I was on the left (wrong) side of the quadrant - a typical "S", I was self-employed.

It wasn't until I read that book that the light really came on. I realized that my JOB was actually getting in the way of what I really wanted to do, namely Invest in Real Estate. The Rich Dad Poor Dad book made my mind up for me as I handed in my resignation, giving up my $150k+ a year construction management JOB almost immediately. My wife thought I was CRAZY at the time. How are we going to live? Where will the money come from? That's all I heard. I'd basically cut off the financial umbilical cord; and I'm happy to say that was the best ACTION I've ever taken!

I attribute my success to applying the principles and philosophies that Darren Weeks continues to teach, along with the confidence and support I receive from my investors. Here are just a few of my real estate success stories.

Success Story # 1

A couple contacted me through my advertising program. They were looking to sell their rental property, but I convinced them to reconsider, especially given the future strength of real estate in the Edmonton area. They chose not to sell me the property. Instead, they became a Joint Venture partner with me and I now manage all day-to-day aspects of the property while they watch their investment grow. The best part is they don't have to do anything! The property currently has cash flow in excess of $500.00 per month. I receive 50% of the cash flow, 50% of the future equity appreciation and 40% of the mortgage reduction. All this with No Money Down!

Return on Investment: Infinite

Success Story # 2

I was contacted by a gentleman that wanted to sell his property, and sell fast. I agreed to pay the seller exactly what he asked: $120,000.00. The property needed some TLC, but was otherwise structurally sound. The seller did not want to do the work, but did want a quick sale! Well.he got just what he asked for. I then turned around and Lease Optioned the property with a nice family just six days after my offer was accepted. The property was Lease Optioned (12 months from now) for $174,900.00. The Lease Option tenant took possession of the property the same day I closed. I didn't have to do one thing to that property! I even told the seller to leave the stove "as is". He wanted to clean it, but I told him that it wasn't necessary. He looked at me kind of funny, but he took me up on my offer anyway.

Terms of the deal: No holding costs, no advertising costs and a grand total of three hours of my time.

Profit Forecast: $54,000.00

Success Story # 3

No Money Down! Well actually, I wrote a cheque for $100.00 just to make the deal legal. Purchase price: $95,000.00, seller's equity of $25,100 due and payable, with 6% interest, two years from closing. Basically a FREE property since the condo will appreciate enough over the next two years to cash out the seller. This whole process took all of about three and a half hours of my time.

Return on Investment: About as close to infinite as you can get!
